Responsibilities

The Ketchum Planning and Building Department is dedicated to upholding the highest standards for construction, Life Safety systems, and health. The Building Department is responsible for the issuance of building permits and building inspections for construction projects. Prior to the issuance of a building permit, plans, specifications, calculations, and documents are reviewed and approved to ensure compliance with adopted building codes and local amendments. Building Department staff believe in working collaboratively with design professionals, contractors, and property owners, as well as coordinating with City departments, to ensure the effective administration of building safety laws and compliance with adopted building codes and local ordinances.

Building Permits
Select the Planning & Building Department within the Forms & Applications portal to view the City’s Building Permit application form, submittal checklists for residential and commercial construction projects, and the Building Permit Submittal Procedure.

A building permit is required when alterations, additions or demolitions are made to an existing building or when any new construction is undertaken. Hours of Construction (KMC 8.08.050.14)
7:30 AM - 7:00 PM on weekdays and Saturdays. Work is prohibited on Sundays and holidays. Refer to the Ketchum Municipal Code for specific details.

Inspections
As inspection requirements vary depending on the scope of the construction project, required inspections will be determined at the time of building permit issuance. Inspections include footings and foundation, framing, insulation, masonry/concrete, roofing, and a final inspection prior to issuance of a Certificate of Occupancy for the building or a Certificate of Completion for the project.
