PROJECT SUMMARY: Preapplication Design Review for the 140 West 2nd Street Mixed-Use Development project located at 140 W 2nd Street within the Mixed-Use Subdistrict of the Community Core (CC-2 Zone). The property is developed with an existing single-family residence, which is proposed to be demolished to accommodate the mixed-use development. The mixed-use development is proposed to include an art gallery and showroom space and three multi-family dwelling units. Four off-street parking spaces are provided on site and accessed off the block 59 alleyway. The three-story mixed-use development has a maximum height of 41’-8’’. The proposed mixed-use building is 9,386 gross square feet and the Floor Area Ratio (FAR) is 1.89.
